In situations where all move-in funds have been paid, and the Resident is unable to schedule the move-in appointment during normal business hours, we can make arrangements for the keys to be available to be picked up at a time that works for you, regardless of the time or day of the week.

This LI policy provides up to $100,000 in coverage in case of accidental resident damage by fire, smoke, explosion, water, overflow of sewer or sump, collapse, falling objects, pipes freezing, and appliances overflow.
This coverage protects your belongings in the event of damage or theft, and the cost to repair or replace your belongings, such as clothing, furniture, and electronics, up to $10,000 for covered perils. This policy has a $500 per occurrence deductible for covered causes other than burglary and a $1,000 per occurrence deductible for covered losses resulting from burglary.
If your home becomes uninhabitable due to a covered peril, this policy will pay for additional living expenses like hotel stays, meals, and temporary housing while repairs are underway, essentially covering the costs of living somewhere else while your home is being fixed. (No deductible)
This coverage will cover the cost of bedbug remediation up to $1000. Without this coverage, this cost would be borne by the resident. (No deductible)
If you have authorized animal(s) on the lease, $2,500 of pet damage coverage is provided, with a $100 deductible per occurrence. Residents are responsible for 100% of the damage caused by any unauthorized animal(s) and the unauthorized pet fee. Be sure to let us know before an animal is brought to the home, even in situations where it is only temporary.
This feature reports all on-time payments (no matter the payment method) to all three credit bureaus. Only on-time payments are reported, allowing residents with a $0 balance on the 5th of the month to show a positive payment history and build their credit score.
We understand that life happens, so one late fee (up to $50) can be waived, no questions asked, once every 12 months. If the late fee is more than $50, the amount will be lowered by $50.
For all residents with the Resident Perks Package, Lock Out Fees will be lowered from $75 to $50 if the fee is added to the ledger and $40 if paid on-site, at the time of service.
The online portal gives you 24/7 access to leasing documents, account balances, and payment history.
Options include online payments through the portal with ACH (free), debit or credit cards, cash payments at Walmart, CVS, or Casey’s, and checks or money orders that can be dropped off or mailed to the office.

We will provide unlimited verifications for mortgage companies in the specific format needed. Additionally, we will provide the resident ledger to verify rental history for any landlord request that includes the proper authorization. Residents can see their ledger in the portal and have access to the same information being shared.
Rent rebate forms can be emailed or picked up at the office at no cost to the resident.
Twice a year, condition inspections will be sent to the resident through a streamlined and easy-to-use app. This allows you to complete the quick process at a time that works best for you, instead of needing to take off work to meet maintenance, and allows you to approve the pictures before they are sent in, while still providing owners verification of how well you are maintaining the home.

The Deluxe Resident Perks Package (RPP+) has a Twenty Five Dollar ($25.00) monthly Operational Fee.
While the Lessee possesses the discretion to determine the extent of their utilization of the RPP+ program and its benefits, the associated fee will be due regardless.
RPP+ replaces the old RPP program for all new leases and renewals signed on 3-1-25 and after. The old RPP program did not include content coverage, loss of use coverage, or bedbug coverage and had lower pet damage coverage.
