Resident Benefit Package

All of our residents receive a benefit package, with no additional cost to the owner. Residents are happier, more likely to make timely payments, and insurance coverage is provided for the owner.

Landlord Rescue

Self-managing landlords can occasionally find themselves with a tenant that needs to be evicted but navigating the process can be complex. For a flat $3,500 fee + expenses, we will handle the process of eviction for you.


After the tenant has moved out, we can help you get your property leased up again by marketing, finding a qualified tenant and getting the property move-in ready.

Common Questions

  • Do I have to accept pets?

    Owners can decide if they want to accept pets or not. Roughly 80% of applicants have

    pets, so while we do and can rent to residents with no pets, it does sometimes take more time.


    Owners also can decide if they would like just cats, just dogs, have a weight limit, etc. We

    require residents with pets to provide us with a picture of the pet, vet records, and have an

    insurance policy that covers pet damage. We also will present the pet information with the rest of the application when seeking approval. Cost to the resident - $25 per month, per pet, in pet rent.


  • How do Renewals work?

    Before a renewal is offered we will go over:

    • Do you want to rent the home again?
    • Do we want to renew the resident? On-time payments? Any Issues?
    • What is market rent and what renewal rate do we want to offer the resident?
    • Are you open to allowing the lease to become month to month for a 10% premium over the proposed new rental rate for the new term.

    There are many factors to consider when working on the renewals and we work closely with owners during this process.

  • When do you send reports?

    • By the 3rd business day of the month we will send out reporting for the full prior month.
    • By the 5th business day of the month we will send out reporting for the 1st – 5th business days of the month.

    If rent comes in after the 5th business day of the month, we will send reports with all owner

    funds that are sent out periodically through the rest of the month.

  • How do residents get maintenance help?

    Residents will be able to call the At Home Maintenance line 24/7. After hours, we have an emergency line. 90% of the calls that come in after hours are for plumbing, HVAC or lockouts. We have on call plumbers, HVAC companies, and lockouts are billed back to the resident.

  • How do you handle reserves?

    We pay owners at the beginning of the month, so we hold a reserve back from the first month's rent of $200 per door. This allows us to pay for any bills that come in mid month without having to ask the owner for money back. The reserve is the owner’s cash and shows on the reports.
